Dear Vizcaya Neighbor,


Our Vizcaya property has recently obtained a LETTER OF MAP AMENDMENT (LOMA) from The Federal Emergency Management Agency (FEMA).


In laymen’s terms, this document states that our property has a LESSER chance of being inundated by flood waters than previously stated and therefore, qualifies for a lower rating than it previously had. This is a result of an updated City Flood Plain Map as well as having our property re-surveyed and subsequently applying for the LOMA certificate.


The net result is that unit owners who are currently required to purchase flood insurance by their mortgage lenders should be able to obtain a release from buying the insurance, if they chose to, by filling out the attached NOTICE OF FLOOD ZONE DESIGNATION CHANGE and sending it with the appended FEMA LOMA Document to their lender.


Please note that our Association is not making a legal representation and the choice of having or rejecting flood insurance is strictly a personal choice by our unit owners and should not be construed as a recommendation for or against flood insurance.  I would suggest that you discuss the matter with your insurance agent/broker.
